Tenant Information

The following guide is to help you with any queries you might have during your tenancy with our real estate.

Condition Report

We will provide you with a copy of the condition report on the property when you sign your lease. It is important you go through this report and add anything you see that is not already written down. It is in your best interest to complete this report as it will be used to compare the condition of the property when you vacate. Please complete this report and return it to our office within 3 working days.

Electricity/Phone

It is your responsibility to have the electricity, gas and telephone connected in your name and to have the account finalized when you vacate.

Occupancy

Only the people approved and originally included on your application are allowed to live permanently at the property. If you wish to add another person to your lease please give our office a call to discuss what needs to be done.

Paying Rent

We will provide you with a Westpac PayWay Card so you can pay rent at the Westpac Branch, via Internet Banking or BPay. You can also register for Centrepay.

Rent Arrears

If you are having difficulties in paying your rent, always contact us to discuss your problems. If you become 8 days in arrears, we are required by law to issue you with a Notice to Remedy Breach – giving you 7 days to bring your rent back up to date. Should you choose to ignore this Notice, a Notice to Leave will be issued – giving you 7 days to vacate the property.

Breaking Your Lease

Please contact our office to discuss the costs and your obligation of doing so with your Property Manager.

Maintenance

We ask that you notify our office of any maintenance issues as soon as they arise. Any repair work arranged by the tenant without our approval will be at the tenants’ expense unless it is proven to be an extreme emergency.

Excess Water

Refer to the General Tenancy Agreement.

Contents Insurance

Please be aware that the Lessor’s property insurance does not cover your personal belongings and it is in your interest to obtain a contents insurance in case of damage or theft.

Pictures

Please do not place any picture hooks on the walls etc without prior permission from the Agency.

Pets

Unless a pet is specifically approved on your lease, pets will not be allowed without prior approval. Please note that in unit complexes the Body Corporate Laws do not allow pets.

Gardens

You are responsible for maintaining the lawns and gardens unless specified. This includes watering, weeding, trimming and mowing.

Routine inspections

Routine inspections are conducted on a regular basis, usually every 3 months. We will give you written notice of at least 7 days prior to the inspection. This is always a good opportunity to point out any maintenance problems or other concerns you may have.

Property for sale

If during your tenancy the property goes up for sale, don’t worry! You cannot be thrown out at a moments notice. If you are under a lease agreement, you are there for the term of your agreement. If you do not have a current lease, you are required to be given one months notice in writing to vacate.

Keys

We usually have a spare set of keys in the office. If you lose your keys or lock yourself out you may collect the spare set during office hours. If you lock yourself out or lose keys outside of office hours we recommend you contact a locksmith. A fee will be charged. NB: It is not our responsibility to be able to provide you with a spare set of keys.
